Mixed-use: Together Is Better
Mixed-use development incorporates properties with multiple uses that, together, work to create a sense of place and build a sense of community. A mixed-use project, such as Menlo Gateway, can succeed because of the wide range of activities and functionality it offers. At Menlo Gateway, people will be able to work, exercise at ClubSport during lunch or after work, and later meet a friend or business associate at the hotel for a drink or dinner. ClubSport will offer family memberships with a full range of classes, kid-oriented activities, and facilities. Families can bring their children to the fitness club for a day at the pool. Facilities, such as the spa, meeting rooms, and restaurant will be open for public use.
No Office, No Project
Removing any of the key components – such as the office buildings – destroys the financial viability and synergies gained from complementary uses. For example, parking structures are extremely expensive and take up valuable space. The ability for the Renaissance ClubSport and office buildings to share parking facilities on the Independence site is a vital component of the project. The Renaissance ClubSport business model requires the office component, because offices support use of the health club and the hotel. Without this synergy, the Renaissance ClubSport would relocate to a more welcoming community that would allow the necessary office component.
Renaissance ClubSport
A brand of Marriott, Renaissance ClubSport combines a boutique style hotel, restaurant, and a 70,000 square-foot sports club in one dynamic setting. The hotel will offer an unparalleled guest experience – from meeting facilities and an outstanding restaurant, to luxurious rooms, spa services, and technology innovation. Business guests and out-of-town visitors will enjoy the convenience and first-class service of a four-star hotel.
The fitness club will offer members an unparalleled fitness experience, with spa, personal training and nutrition services, along with sports and fitness activities. Membership is open to all residents and their families from the surrounding communities. Amenities include a fitness center, group fitness activities, tennis, racquetball and handball, a gym, swimming pools, Kids World, a full menu of spa services, bistro, sports bar, and a range of other services.
Offices
Offices at Menlo Gateway will provide a high-quality work environment with the flexibility to meet a range of functions – from executive offices to research facilities. Convenient parking makes work, play, and socializing just steps apart.
