Working to Minimize Carbon Impact
FALL 2009 :: ISSUE NO. 2An important element of a sustainable project is the development of its carbon profile, and the Bohannon Development Company is currently at work creating this important document for Menlo Gateway's buildings. All new buildings are required to comply with California's Title 24 energy code, which establishes baseline measures for reducing energy and water usage. At a minimum, a carbon profile calculates the impact of:
- Energy efficiency measures
- Contribution of renewable energy generating systems
- Water conservation measures
Data used in these calculations is based on the buildings' actual square footage, energy-use intensity, built-in efficiency measures, projected use patterns, typical climate data, PG&E's validated carbon data, and other factors. The results are articulated as a percentage savings from the published California Title 24 baselines. For example, a 15-percent projected energy savings means that the building being analyzed is expected to use 15 percent less energy than the Title 24 baseline.
The data also results in estimated carbon emissions. Working with a leading environmental consultancy throughout the project, the Menlo Gateway team has incorporated many carbon reduction strategies into the project and is developing a carbon plan for the project's buildings. As recognized standards for carbon neutrality emerge, Menlo Gateway will explore ways of incorporating additional carbon reduction strategies into the building and operation of Menlo Gateway.
