Menlo Gateway: A Landmark of Responsible Development

East of Highway 101, an aging industrial park will give way to a new landmark of responsible development for Menlo Park. Bohannon Development Company has designed Menlo Gateway to meet the needs of today's businesses and knowledge workers, providing sustainable office space, hotel, and fitness club facilities. Built from the ground up to meet LEED certification requirements, the project will also support "green" practices and expansive open space for its tenants, as well as provide easy access to Bayfront Park.

Economic Shot in the Arm

In addition to responsibly renewing underutilized industrial land, Menlo Gateway will also deliver a significant shot of badly needed revenue to Menlo Park. Menlo Gateway is expected to deliver $1.667 million annually to the general fund, as well as one-time impact fees totaling $14 million, according to the City of Menlo Park. When compared to the city's current budget deficit, Menlo Gateway would eliminate this shortfall. At the same time, the project is expected to support 2100 office-related jobs, approximately 1900 construction jobs, and over 200 hospitality jobs, many of which will be entry level with preference given to Menlo Park residents through an agreement with JobTrain.

Minimal Traffic Impact

The Menlo Gateway team has worked closely with the city to address potential traffic consequences. Because of the project's location east of Highway 101, Menlo Park residents will see little net traffic impact. Existing roads can accommodate traffic, and the project preserves easy access to 101, Bayfront Expressway, the Dumbarton Bridge, and Caltrain.
